As a homeowner you realize that there are many different types of home improvement projects.
Next to remodeling the kitchen, a bathroom remodeling comes next as the most common type or home renovation that homeowners find the useful in terms of function and value.
While taking on the task of bathroom remodeling, you are not only increasing the pleasures of enjoying your living space, you are also adding value to your home. Some estimates online have said that for every dollar you invest in a bathroom remodel, you can expect to get up to 87%-90% of that value returned when selling your home. Now personally, I think those numbers are very flexible and can be interpreted any which way…but nonetheless, bathrooms that have been upgraded DO in fact appease prospective home purchasers.
There is a great deal of thought and planning that you must go through when you remodel your bathroom. Obviously, planning and design are crucial to a successful project. If you’re doing it yourself, you may want to get a local contractor to just review the plans with you. Even paying them a few hundred dollars would be well worth it just to review any obvious things you may not have considered. It certainly will be less expensive to do that than have to fix a huge glaring mistake that you were’nt aware of after construction has begun.
And speaking of construction, another thing you will need to do when you actually want to begin the work is check with your local building department and get the proper permits and safety checks in order to make sure you meet local building code requirements for your town or city.
Once you have that information, you can then begin the project that will create the dream bathroom you have been considering. Another important part of the process is to also make sure you stay “middle of the road” when picking out styles, colors and themes. If you go too far off track with what “most” people would like, you’ll have a harder time selling your home. For example, picking neutral colors for bathroom tile makes much more sense than a crazy bright orange or purple. Not that I don’t like those colors…but I think you get the point.
A few fancy features that can distinguish your bathroom from others are installing a heated tile floor, a spa or steam area, and even a simple jacuzzi tub. These things don’t necessarily cost a lot of extra money if you plan them into your design upfront. Finally, consider your bathroom lighting carefully when you do your bathroom remodeling. Suntubes, skylights and frosted glass windows all make beautiful forms of natural light that really can make your bathroom sparkle and stand out in the crowd.
